The email below just came into LakePlace.com. Because so many people use LakePlace.com as their default lake property website, we get this kind of email all of the time.

This is the daughter of [redacted] and [redacted] (the owners). Why in the world do you not have pictures of the big cabin. Yes I see it is mentioned in the fine print but who would get that far with a picture of what looks like a crooked old shack for 179,000. No wonder you aren’t selling it. I called my parents and told them what your advertising and they’ll be in touch. Honeslty…

We politely explained that LakePlace.com is not the listing brokerage on this property and we only show what the listing agent entered into the MLS. For the most part, if it is not listed with us, it is out of our hands.

The fact of the matter is that there are really 2 major opportunities to sell a property (or at least attract some interested buyers) – Pictures & Description. As most of you know by now, LakePlace.com has opened 2 full-service real estate offices in the past 12 months. Crosslake, MN serves as our flagship office for the Greater Brainerd Lakes region and Birchwood, WI serves as our flagship for the Greater Hayward Lakes region. Both offices have agents serving a wide area.

Recently, our Leech Lake real estate team kind of branched out on their own and they are currently specializing in Walker lake property, Hackensack lake property & Longville lake property. Website Optimization

We recently had a vacation rental client contact us and ask why we haven’t had any major improvements over the past year. He has done his homework and said we didn’t show up very well on the major search sites for terms like Lutsen vacation home rentals and Leech lake vacation home rentals. The fact of the matter is that we do show up great for those terms – but in a different way. We do not optimize for every possible search term combination. We carefully research the competition, search frequency, etc and pick our battles…a philosophy that has led to double digit traffic growth every year since we launched. In 2010, that meant more than 1 million visitors and 18 million page views. For a regional website – we are doing pretty well. Almost every single LakePlace.com customer will see a 500-1000%+ return on their investment if they place a vacation home rental ad with us.

While we are doing pretty well – we do appreciate every bit of feedback we get…ESPECIALLY constructive criticism. We honestly review every single email and then take a careful look at what we are doing and how we can improve. So this is an open call – if you are a customer (or not) – please feel free to contact us with your ideas for improvement. We will appreciate it!

Up and Running in Northwestern Wisconsin

A little past due, but its up and running perfectly! Introducing our new Hayward, WI Real Estate website – HaywardRealEstateTeam.com! The Hayward Team site features all residential, land, commercial, farm and multi-family real estate in Northwestern Wisconsin – including all Hayward WI Foreclosures – over 10k total listings!

On the homepage – you will see a short list of the new listings for the day – simply click on the “View All New Listings” link and you will be able to view everything that came to market that day. Pretty slick!

Spring is in the Air!

Wow, it has been a long time since I posted an update here…sorry! This spring has been amazing. Last year, LakePlace.com opened its first brick-n-mortar office in Crosslake, Minnesota – the heart of the Brainerd real estate market. Today, we just welcomed our 18th agent to the team. That office has become one of the fastest growing real estate firms in the history of the Greater Lakes MLS (probably the largest lakeshore real estate market in the U.S.). Pretty amazing!

This April – we opened our first brick-n-mortar office in Wisconsin – Birchwood, WI – the heart of the Hayward real estate market! That office has already doubled in size since our April 1 opening. Again, amazing stuff!

LakePlace.com has been carefully built on a very solid foundation. We have been building and building, stone by stone, since 2003 – and we are very excited to see this great progress…but to be honest – we haven’t even started yet. You will see a brand new design coming to LakePlace.com this year as well as a focus on Minnesota resorts for sale (and maybe even Wisconsin resort sales) among other enhancements in our services.
